As I was browsing I ran across this tribe. I have been trying to get into real estate investing for about 6 months now. My problem is not finding a good deal, but finding investors. My credit is horrible since I have been recently divorced not to mentioned got cleaned out.

I was wondering if anyone knows where I can find some funding. It is a little different plan than the normal investment strategy. The upside is I can pay 30% annual guaranteed for 2 yrs with initial loan paid back in 1 yr. Now of course there are some concessions that will apply in my favor, with that kind rate I should be allowed a couple not just over looking my credit.

Please do not get me wrong not asking for money, only advice. Most of the investment companies that I have talked to can not get past my credit (I can not say that I blame them) and have guide lines that they work with and what I am proposing is outside of those guide lines. I can explain more, but do not want to go into detail here. If anyone has advice please let me know. I am also willing to give what I have to a few people again not in public.
